Spain’s First Waldorf Astoria Moves Forward in Marbella with €175 Million Investment
Marbella’s position within Europe’s luxury hospitality market has received another significant boost, with plans for Spain’s first Waldorf Astoria taking an important step forward.
On 22 September 2026, Marbella Town Hall announced that its Local Government Board had formally admitted the Higuerón Golf Resort project for processing and declared the initiative to be of municipal interest.
The proposal centres on a new five-star grand-luxury Waldorf Astoria hotel connected to the historic Marbella Golf in Las Chapas, with the current project representing an investment of approximately €175 million.
It is an important development for East Marbella — but also one that needs to be reported accurately.
The project has not yet received its final construction licence. Admission for processing allows the administrative procedure to continue, including the necessary technical reports and subsequent public consultation.
Nevertheless, the progress represents another tangible step towards bringing one of the world’s best-known luxury hotel brands to Marbella.
What is planned for Waldorf Astoria Marbella?
The proposal submitted to Marbella Town Hall includes a five-star grand-luxury hotel with 120 rooms, together with apartments ranging from one to four bedrooms.
The wider scheme incorporates a country club, restaurants, commercial areas and sporting facilities linked to Marbella Golf.
According to the Town Hall, the project is designed around a low-rise, low-density concept, with approximately 80,000 square metres of buildable area. The specific project area covers around 8.9 hectares within a much larger landholding of approximately 687,000 square metres.
The council has also specifically stated that the proposal does not introduce conventional residential use and retains a tourism and sporting classification.
That distinction is worth noting because Hilton’s original announcement for Waldorf Astoria Marbella described a wider hospitality concept incorporating 120 guest rooms and suites and 120 Waldorf Astoria branded residences. Hilton currently expects the resort to open in 2029, subject to the development and approvals process.
Waldorf Astoria chooses Marbella for its Spanish debut
The significance of the project goes beyond its scale.
Waldorf Astoria Hotels & Resorts sits at the top end of the Hilton portfolio, and Marbella is intended to become the brand’s first destination in Spain.
Hilton and Higuerón Developments originally announced their agreement in late 2025.
The hotel group said the Marbella resort would include indoor and outdoor swimming pools, restaurants, bars, a fitness centre and a 750-square-metre spa, alongside access to a championship golf course.
The architectural ambition is also unusually high: Hilton says three Pritzker Prize-winning architects are involved in the conceptual design competition for the resort.
For Marbella, securing this calibre of international hospitality brand adds to a broader trend: global luxury names increasingly view the city not simply as a seasonal Mediterranean resort, but as a destination capable of supporting sophisticated, year-round luxury hospitality and lifestyle concepts.
Marbella Golf is also set for a transformation
Golf forms an important part of the proposal.
The existing course was originally designed by renowned golf architect Robert Trent Jones Sr. in 1994.
Hilton says the course is intended to undergo a transformation led by Robert Trent Jones Jr., combining its existing character with a more contemporary and sustainable approach.
This is particularly relevant to the East Marbella property market.
Areas such as Santa Clara, Río Real, Los Monteros, Elviria and Las Chapas already attract buyers seeking a combination of beaches, golf, lower-density residential environments and convenient access to Marbella.
Investment in high-quality hospitality, golf, restaurants and leisure infrastructure adds another dimension to the lifestyle proposition available in this part of the city.
Why East Marbella is becoming increasingly interesting
For many years, Marbella’s Golden Mile, Nueva Andalucía and Benahavís have dominated conversations about the municipality’s premium property market.
East Marbella offers something different.
The area combines some of Marbella’s best beaches with established golf courses, mature residential communities and larger areas of lower-density development.
It is also seeing a growing concentration of major investment.
The proposed Waldorf Astoria therefore matters to property buyers not because a luxury hotel automatically increases surrounding property values — there is no guarantee that it will — but because projects of this scale can improve the depth and quality of the amenities surrounding a residential location.
For buyers considering a new-build or off-plan home, the wider environment increasingly matters alongside the property itself.
Restaurants, golf, wellness, hospitality, landscaping, security, beach access and high-quality public and private infrastructure all contribute to the overall appeal of a location.
Another international luxury brand chooses Marbella
There is also a broader story developing.
The Waldorf Astoria announcement follows continued investment across Marbella in luxury hotels, wellness destinations, branded residences and premium residential developments.
Just recently, the €260 million Oakmond longevity and wellness project also moved into its principal development phase following the agreement of €145 million in senior construction financing from Real Estate at Goldman Sachs Alternatives.
Taken individually, these projects should not be interpreted as forecasts for Marbella property prices.
Taken collectively, however, they provide evidence of something important: substantial international capital and globally recognised brands continue to commit to Marbella for the long term.
For prospective property buyers, that is a useful part of the wider picture when assessing the evolution of the destination.
What happens next?
The latest Town Hall decision is an administrative milestone rather than final approval to start construction.
The project must now progress through further planning procedures.
Marbella Town Hall says the next stages include obtaining the necessary reports, including studies covering mobility and landscape, before the project proceeds through public consultation and the remaining administrative process.
Only after those stages have been completed can the appropriate construction licence be pursued.
Hilton’s previously announced target is for Waldorf Astoria Marbella to welcome guests in 2029, although the eventual timetable will naturally depend on planning, licensing and construction progress.
That qualification is important, particularly with a project at this stage of development.
A positive signal for Marbella’s future
The arrival of Waldorf Astoria would add another internationally recognised name to Marbella’s evolving luxury landscape.
A €175 million current project proposal, a five-star grand-luxury hotel, significant golf investment and a location in one of Marbella’s established eastern residential areas make this a development worth watching closely.
More importantly, it reflects the direction in which Marbella continues to evolve.
The city’s appeal increasingly extends beyond property alone towards a broader ecosystem encompassing world-class hospitality, golf, gastronomy, wellness and lifestyle.
For buyers considering Marbella for a second home, permanent residence or long-term property purchase, understanding those wider changes can be just as important as analysing an individual development.
