€260 Million Oakmond Development Moves Forward in Marbella with Goldman Sachs Financing
Marbella’s evolution as one of Europe’s leading luxury destinations has received another significant boost, with the €260 million Oakmond development entering its principal development phase.
Ilanga Capital has secured €145 million of senior construction financing from Real Estate at Goldman Sachs Alternatives for Oakmond, the ambitious longevity, wellness and hospitality development that will transform the historic former Incosol site in Marbella.
Following the completion of design, planning and licensing stages in 2025, construction is scheduled to begin in autumn 2026. The project has an estimated construction period of approximately 36 months, with opening currently planned for the third quarter of 2029.
For Marbella, the significance extends beyond the redevelopment of one landmark site. Oakmond is another example of substantial international capital being committed to the city’s next generation of luxury hospitality, healthcare, wellness and residential infrastructure.
What is Oakmond Marbella?
Oakmond is being developed as an integrated luxury longevity and wellness destination, combining preventative medicine and advanced healthcare with high-end hospitality, physical wellbeing and gastronomy.
The development will occupy a site of more than 53,000 square metres and is planned to include a luxury hotel with 140 rooms and 28 private residences, together with extensive fitness, wellness and dining facilities.
A clinic of approximately 12,000 square metres will form a central part of the project, with the wider Oakmond concept focused on preventative medicine, diagnostics, personalised healthcare and longevity.
Its location is equally noteworthy.
Oakmond will regenerate the former Incosol site in Río Real, a name with a long history in Marbella’s health and wellness sector. The development is also situated adjacent to the planned Four Seasons project, creating the potential for another important concentration of luxury hospitality and residential investment in East Marbella.
Major international investment in Marbella
Perhaps the most interesting aspect of the announcement from a property-market perspective is the scale and source of the capital involved.
Real Estate at Goldman Sachs Alternatives is providing €145 million in senior construction financing, while Ilanga Capital will provide the remaining capital required for the approximately €260 million development budget.
Oakmond’s wider platform is reported to have an asset and capital base exceeding €400 million when the financing, Ilanga’s investment and the value of associated real-estate assets are taken into account.
One financing transaction cannot, of course, predict the future direction of Marbella property prices.
It does, however, demonstrate the scale of institutional capital prepared to support a long-term premium real-estate, hospitality and healthcare project in Marbella.
For buyers watching the evolution of the city, this provides another interesting indication of the type and quality of investment now taking place.
Marbella’s luxury proposition continues to evolve
For decades, Marbella’s international appeal has been built around an exceptional combination of climate, beaches, golf, restaurants, private residential communities and luxury property.
Increasingly, however, the destination is broadening beyond the traditional second-home proposition.
Wellness, branded residences, five-star hospitality, gastronomy and highly serviced residential concepts are becoming an increasingly visible part of Marbella’s development landscape.
Oakmond fits naturally into this evolution.
Rather than simply adding another luxury hotel, the project is being designed around the growing international market for preventative healthcare, longevity and high-end wellness.
From a property perspective, this is relevant because the quality of the amenities, infrastructure and investment surrounding a location contributes to its overall appeal.
International buyers purchasing a home in Marbella are not simply purchasing the property itself. They are also buying into the lifestyle, connectivity, services and amenities available around it.
Another significant investment for East Marbella
The development is particularly interesting for East Marbella.
Areas including Río Real, Los Monteros, Santa Clara and Elviria have traditionally offered some of Marbella’s most attractive residential environments, combining proximity to beaches and golf with relatively easy access to Marbella town and Málaga Airport.
A new generation of investment is adding another dimension to this side of the city.
For existing homeowners and prospective buyers, major hospitality, wellness and residential projects can enhance the profile and amenity offering of the surrounding area.
That does not automatically mean property values will increase. Individual property performance will continue to depend on factors including location, quality, supply, demand and the original purchase price.
Nevertheless, the concentration of premium investment taking place in this part of Marbella is another reason for buyers to consider East Marbella when comparing locations across the municipality.
What does this mean for Marbella property buyers?
For prospective buyers, the Oakmond announcement reinforces several broader trends currently visible across Marbella’s premium property market.
International capital continues to target high-quality projects. Luxury hospitality and residential concepts are becoming increasingly sophisticated. Prime development land remains limited in established locations. And buyers are placing greater emphasis on the overall lifestyle and services surrounding their property.
This is particularly relevant within the new-build and off-plan property market.
The latest generation of developments increasingly compete not simply on architecture and specifications, but on the quality of the environment they create — from landscaping, wellness facilities and security to concierge services, sports facilities, restaurants and proximity to established lifestyle amenities.
Marbella is consequently developing a residential offering capable of appealing to an international buyer comparing the city with premium lifestyle destinations around the world.
A €260 million investment in Marbella’s future
Oakmond will ultimately need to be judged on its execution as construction progresses towards the planned 2029 opening.
However, the scale of the project is significant: an approximately €260 million development budget, €145 million of senior construction financing, a site exceeding 53,000 square metres, 140 hotel rooms and 28 private residences.
For Marbella, it represents another substantial investment in the city’s evolution as an increasingly sophisticated, year-round international luxury destination.
For property buyers, projects such as Oakmond also highlight the importance of looking beyond an individual home and considering the wider investment, infrastructure and amenities being created in the neighbourhoods surrounding it.
