Estepona Invests Almost €3 Million in Cancelada as the New Golden Mile Continues to Evolve
Estepona’s New Golden Mile is continuing to evolve beyond its rapidly expanding residential market, with the Town Hall now progressing an almost €3 million programme to modernise the centre of Cancelada.
On 24 September 2026, Estepona Town Hall confirmed that work had begun on the comprehensive redevelopment of Calle Marqués del Duero, representing the second phase of a wider project covering three of the principal routes through Cancelada.
The overall programme represents an investment of €2,951,493 and encompasses Avenida Mirador, Calle Marqués del Duero and Calle Montemayor.
For prospective property buyers, this is a useful reminder that the development of the New Golden Mile is not limited to new apartments and villas.
The quality of the surrounding streets, pedestrian areas, utilities and public realm matters too — particularly in locations experiencing sustained residential growth.
What is changing in Cancelada?
The current phase focuses on Calle Marqués del Duero and involves a comprehensive upgrade both above and below ground.
According to Estepona Town Hall, the project includes new paving, improved pedestrian areas and modernisation of drainage, water supply, stormwater and street-lighting networks, including connections with adjoining streets.
Once the works are completed, Calle Marqués del Duero will operate as a one-way street travelling north, forming part of a wider reorganisation of traffic through the area.
The programme is being delivered sequentially rather than closing all three principal streets simultaneously.
Works have already been progressing on Avenida Mirador. Once the Marqués del Duero phase is finished, attention is scheduled to move to Calle Montemayor.
It is a practical infrastructure project rather than a headline luxury development — and that is precisely why it is relevant.
Why Cancelada matters to the New Golden Mile
Cancelada occupies an increasingly important position between Estepona and Marbella.
The traditional village sits inland from the coastal A-7, surrounded by established areas including El Paraíso, Bel-Air, Atalaya and the beachfront communities running along this section of the Costa del Sol.
It has also become one of the focal points for new residential construction on the New Golden Mile.
Major Spanish developer Metrovacesa, for example, secured the building licence earlier this year for Adagio, an 80-home project in Cancelada involving investment of €29.1 million. The scheme includes two- and three-bedroom homes, duplexes and townhouses.
That is one project among a much wider pipeline of contemporary development in and around the eastern side of Estepona.
As new homes are delivered, investment in the established urban environment becomes increasingly important.
Infrastructure matters alongside new development
New-build buyers understandably concentrate on the property itself: architecture, views, terraces, swimming pools, specifications and communal facilities.
But the quality of a location ultimately depends on much more.
Roads, pavements, drainage, lighting, utilities, landscaping and pedestrian connections all influence how an area functions on a daily basis.
For that reason, municipal investment such as the Cancelada programme can be significant even when it does not carry the profile of a new hotel, marina or luxury residential development.
The €2.95 million investment should not be interpreted as a guarantee of future property-price appreciation.
It does, however, demonstrate that public infrastructure is being upgraded alongside continued private residential investment in the area.
For long-term buyers, that distinction matters.
The New Golden Mile continues to attract residential investment
The stretch between Estepona and Marbella has developed considerably over the past decade.
Its attraction is relatively easy to understand.
Buyers can access beaches, golf courses, international schools, restaurants and established residential communities while remaining within convenient reach of both Estepona and Marbella.
The area has consequently attracted a substantial pipeline of modern apartments, townhouses and villas.
The aforementioned Adagio development is a useful recent example. Metrovacesa describes Cancelada as one of the consolidated residential enclaves of the Costa del Sol, and its €29.1 million project is designed with a double-AA energy rating and the developer’s Domum sustainability certification.
Private residential investment of this kind and public investment in the surrounding infrastructure perform very different roles.
Together, however, they illustrate how the area is maturing.
Estepona’s transformation extends beyond the town centre
Much of the attention surrounding Estepona’s transformation has understandably focused on the centre of town.
Over recent years, pedestrianisation, public spaces, cultural facilities and improvements to the seafront have substantially altered the appearance and experience of central Estepona.
But the municipality extends considerably further.
Cancelada and the New Golden Mile form an important residential corridor to the east, particularly for international property buyers who want convenient access to Marbella without necessarily living within Marbella municipality itself.
Improving the established centres serving these residential areas is therefore an important part of the wider story.
For somebody buying a new home nearby, a more attractive and functional local centre can improve everyday convenience irrespective of what happens to property prices.
What does this mean for property buyers?
The latest investment reinforces one of the most important principles when choosing a property on the Costa del Sol:
look beyond the development gates.
Two apartments with similar specifications can offer very different lifestyles depending on what surrounds them.
When assessing a new or off-plan development, buyers should consider the quality of local infrastructure, road access, walking routes, shops, restaurants, schools and future public works alongside the development’s own amenities.
It is also worth understanding what is already funded or under construction rather than relying solely on ambitious long-term proposals.
In Cancelada, the distinction is straightforward: the municipal works are now underway.
A positive step for Cancelada and the New Golden Mile
An investment of €2.95 million will not transform the New Golden Mile on its own.
But it represents exactly the type of practical public investment that established residential areas require as they grow.
Modernised utilities, better pedestrian spaces, renewed streets and improved local infrastructure may be less glamorous than infinity pools and sea-view terraces, but they contribute directly to the quality of the environment in which people actually live.
For Cancelada, the latest works are another step in its evolution from a traditional village centre into an increasingly important hub serving one of Estepona’s most active residential corridors.
And for buyers considering the New Golden Mile, it is another development worth factoring into the wider picture.
